Why Your Credit Karma Score Is Lying to You (And What the Mortgage Pull Really Shows)

Patrick's Quick Answer

The score on your phone app is misleading. Those apps use VantageScore 3.0, a model built for credit cards and car loans. Mortgage lenders use an older FICO model built to look at big, long-term debt, and 90% of top lenders use FICO. Expect Lawrence's credit pull to come in 20 to 40 points lower than your app. Check the real number for free at myFICO.com, which gives you FICO Score 8 based on Equifax data.

Here is the scene I see every week. A first-time buyer walks in, phone in hand, proud of the 760 their app shows. Lawrence pulls their credit and the number comes back 725. The buyer thinks something is broken. Nothing is broken. The app was never measuring the score that buys a house.

The app is built for a different game

Your phone app is not lying to you on purpose. It is just measuring the wrong thing. Most of the free apps, Credit Karma, CreditWise, and the rest, use VantageScore 3.0. That model was built for credit cards and car loans, short-term borrowing where the lender wants to know if you can handle a small monthly payment. A mortgage is a different animal: a big balance, borrowed over 30 years, secured by a house. The scoring model that handles that decision looks at your history differently.

What the mortgage pull actually looks at

Mortgage lenders use an older FICO model, one built to weigh big, long-term debt. It cares about how you handle large installment obligations, how long your credit history runs, and how much of your available credit you are actually using. The app score weights those things differently, which is why Lawrence's pull comes in 20 to 40 points lower than your app on a regular basis. That gap is not a glitch. It is two different models doing two different jobs.

The screen door on a submarine

Here is the line I use with clients: Capital One's CreditWise uses VantageScore 3.0, which is about as useful for a mortgage application as a screen door on a submarine. It is a proprietary system used by the lenders who built it, not by you, not by Lawrence, and not by Ursula the Underwriter. When Ursula reviews your file, she does not open your phone. She reads the FICO scores that came off the actual credit pull.

So what do you do? Go to myFICO.com. They have a free version that gives you FICO Score 8 based on Equifax data. That is a real FICO score, the same family of model mortgage lenders use, not a VantageScore dressed up to look like one. It will be closer to what Lawrence sees, and it gives you a realistic starting point for the work ahead.

Why the gap matters

This is not about bragging rights. A 20 to 40 point gap can change which loan program you qualify for, what rate you are quoted, and how much mortgage insurance you pay. If you are planning a down payment and a closing date around a score your app invented, you are planning on sand. Knowing the real number months before you apply, instead of finding out at pre-approval, is the difference between a smooth process and a scramble.

What to do about it

If your real FICO is lower than the app said, do not panic. That is information, and information is fixable. You can raise a score. You cannot raise one you do not know. Pull your FICO Score 8 today, then follow the steps to build it: pay down revolving balances, dispute errors, and do not open anything new. When you walk into Lawrence's office with the real number, you walk in with a plan instead of a surprise.

Reality Bites

The app is not out to get you. It is just measuring a different game. Plan around the number the lender actually sees, not the number your phone likes to show you.
