Patrick's Quick Answer
Yes, you can, and it is one of the fastest honest score boosts a renter can get. Third-party services like Esusu, Rental Kharma, Boom and LevelCredit report your on-time rent and utility payments to the credit bureaus as positive payment history. I do it all the time for my clients and it works every time. If you have been paying rent on time, that history has been invisible to the bureaus your whole adult life. Make it visible.
Your rent is probably your biggest monthly bill, and for most renters the credit bureaus have never seen a single payment of it. That is a waste of good history. On-time rent and utility payments are exactly the kind of positive payment data that builds a mortgage file, and there are now services that put them on your report. This is not a hack and it is not a trick. It is a legitimate, documented way to make the bureaus see the bill you pay every month, and I use it for clients in San Antonio, Stone Oak, Boerne and New Braunfels all the time.
Why the bureaus have never seen your rent
Traditional credit reporting was built around borrowing: credit cards, auto loans, student loans, the things you owe money on. Your rent is not a loan, so by default it never shows up on your report. Your utility payments do not either. For a first-time buyer, that creates a strange situation: you have paid a housing bill on time for years, and your credit report looks like you have never paid a bill in your life. Lenders call this non-traditional payment data, and until recently it was invisible to the scoring models.
How it works: the services that report your payments
The fix is a third-party service that reports your payments to the credit bureaus. The ones I know and use are Esusu, Rental Kharma, Boom, and LevelCredit. You connect your rent, and in some cases your utilities, and the service reports the on-time payments to the bureaus as positive history. Some of them work through your landlord or property management company, others let you report payments directly. The result is the same either way: positive payment data the bureaus would otherwise never see.
Who this helps most
This is a slam dunk for raising scores fast, and it helps the buyers who need it most. The young renter with a thin file who has never had a credit card. The buyer whose only credit is a car loan and a store card. The person who has paid rent on time for five years and has nothing to show for it on paper. Your biggest monthly bill has been invisible to the bureaus this whole time. Make it visible. I do this for clients all the time and it works every time.
What it will not do
Be clear about what rent reporting is and is not. It adds positive history. It does not erase a late payment, remove a collection, or fix a maxed-out card. If your report has real problems, rent reporting is one tool in a bigger toolbox, not the whole toolbox. Use it alongside the other fast-track moves: pay balances down to 30% of your limits, dispute errors, and do not open anything new. Positive history on top of a clean file is a boost. Positive history on top of a mess is a start.
Reality Bites
Rent reporting is not a magic wand. It is a boost, and boosts work best on a file that is otherwise in decent shape. And give it time. The service has to report, the bureau has to process, and your score has to recalculate. A couple of months is realistic. If someone promises your score jumps the day after you sign up, that is a sales pitch, not a timeline.
Patriot Pro Tip
Before you sign up for anything, ask Lawrence the Loan Officer whether rent reporting makes sense for your specific file. Some services charge a fee, and the right one for you depends on how your landlord reports and which bureaus it hits. Lawrence can also tell you which of the other moves, like cutting revolving balances to 30% of your limits, will move the needle more for your numbers. Get it? Got it. Good.
Adding your rent and utility history is one step in the credit chapter of the Essential First-Time Homebuyer Roadmap. In my free live webinar I walk through the whole process from this exact starting point, credit and cash, all the way to getting your keys. If you want your own file looked at and a plan built around your numbers, that is a conversation worth having.
